Architectural Review Committee (ARC)

The Process

The Committee

  • 5 Member Committee Composed of Homeowners
  • Vote of majority constitutes an action.
  • May meet or act in writing.

The Application

  • Only owner of property can sign & submit application.
  • Submittal DOES NOT guarantee approval.
  • Approval does not certify structural integrity of change.
  • Applicants are SOLELEY responsible for calling appropriate utilities before digging.
  • Applicants are SOLEY responsible for any damage or costs associated with restoring service.
  • Applicants are responsible for following local codes, obtaining permits, and adhering to set-back requirements.
  • Applicants MAY NOT deviate from the plan.


Attach the following to your request:

  • Property Survey showing where work will be performed
  • Contractor's License & Certification Number
  • Copy of Contractor Plans
  • Specifications (including color, materials, dimensions, etc.) for changes.
  • Photos of area to be changed
  • Examples/Samples of new structure.

Rules & Procedures

  • ARC shall approve/reject within 30 days of receiving a complete submission & provide response in writing.
  • If no action within 30 days, owner can notify ARC that failure to respond within 10 days of notice will deem the submission granted.
  • If rejected, will specify the features which are objectionable.
  • If submission is incomplete, owner has 15 days to comply with request.
  • ARC may reject previously approved features in the future
  • Any Alterations from approved designs MUST be resubmitted.
  • ARC shall provide Board written notice of approved request. Board has 10 days to veto action.
  • Once approved, Owners have 1 year to begin work. Upon starting, owners have 2 years to complete work. Failure to do so will deem application withdrawn.


Any Improvements and Alterations performed in violation of this Article or in a manner inconsistent with the approved plans therefor shall be deemed to be nonconforming.

Denied Applications

  • Owners may request a rehearing from the ARC & must take place within 45 days from written request.
  • Following, owners can appeal to the Board within 30 days of 2nd denial.
  • The Board shall review within 30 days of appeal. Failure to do so will deem request denied.
